Property sellers must provide all necessary documentation including title deeds, energy performance certificates, and any relevant planning permissions or building regulations compliance certificates.

4.3 Viewing Arrangements

Clients must give reasonable notice for property viewings and provide appropriate access to properties under our management.

5. Fees and Commissions

5.1 Sales Commission

Our standard commission for property sales is clearly outlined in our terms of business and is payable upon successful completion of the sale.

5.2 Lettings Fees

Lettings fees are charged in accordance with current UK legislation and are clearly disclosed before any agreement is signed.

5.3 Additional Services

Fees for additional services such as professional photography, premium marketing, or specialist valuations will be agreed in advance and invoiced separately.

6. Marketing and Advertising

We reserve the right to market properties using various channels including our website, third-party property portals, social media, and traditional advertising methods. All marketing materials remain our intellectual property.

7. Data Protection and Confidentiality

We handle all personal and property information in accordance with UK data protection laws. Client information is kept confidential and only shared with relevant parties involved in property transactions.

8. Liability and Insurance

8.1 Professional Indemnity

We maintain professional indemnity insurance as required by industry regulations. Our liability is limited to the amount covered by our insurance policy.

8.2 Property Damage

We are not liable for any damage to property during viewings or marketing activities unless caused by our negligence.

8.3 Market Conditions

We cannot guarantee specific outcomes in property transactions due to market conditions, economic factors, or third-party actions beyond our control.

9. Complaints Procedure

If you have a complaint about our services:

  1. Contact your designated agent directly
  2. If unresolved, escalate to our complaints manager
  3. We will investigate and respond within 15 working days
  4. Unresolved complaints can be referred to the Property Ombudsman

10. Termination of Services

Either party may terminate our services with appropriate notice as specified in individual service agreements. Termination does not affect any rights or obligations that have already accrued.

11. Force Majeure

We are not liable for any failure to perform our obligations due to circumstances beyond our reasonable control, including but not limited to natural disasters, government actions, or pandemic restrictions.

12. Intellectual Property

All content on our website, marketing materials, and property descriptions remain our intellectual property. Unauthorized reproduction or distribution is prohibited.

13. Governing Law

These terms are governed by English and Welsh law, and any disputes will be resolved in the courts of England and Wales.
